The Real Estate Company of Vermont is a locally owned, full-service real estate firm located in Bristol, Vermont. We offer traditional marketing services for property owners looking to sell as well as showing and transaction coordination for those looking to purchase real estate. Below is an outline of our role in the home buying process.
Buyer Consultation
In order to help ensure that our efforts will be maximized, one of our Brokers will discuss your needs and answer any questions that you may have about the process prior to beginning a property search.
Property Search
With most buyers finding their new home or land parcel online, we will set you up with a personalized Client Connect site through our Multiple Listing Service (MLS) system. Once we have discussed your needs, we will send you properties that fit your criteria through this page so that you are able to compare them side by side, view photos, see property details, and even schedule a showing all from one place. As new properties come on the market meeting your needs, they will be added to your site and you will be notified by e-mail. Once you have identified one or more properties of interest, we can start scheduling showings. Depending on your availability and the geographical range of your search area, we can schedule anywhere from one to five homes or pieces of land in an outing. We try to keep showings to no more than five in one day as more than that tend to be hard for buyers to absorb.
Offer Presentation & Negotiation Assistance
Once you have chosen a property and are ready to make an offer, one of our Brokers will meet with you to go over the offer terms and assist you in negotiating a contract that is mutually acceptable to you and the sellers.
Transaction Coordination
Once mutually agreeable terms have been reached, you and the seller will sign the Purchase and Sale Contract together with any pertinent addenda and will begin to proceed with the terms of the contract. Our agency will help you to monitor and coordinate important contract deadlines through the closing.
Our Conflict of Interest Policy
In addition to working with buyers, The Real Estate Company of Vermont also works with home sellers both through Agency Listing Agreements and in cooperation with other Agencies who have listed properties for sale through the MLS. We cannot represent both a seller and buyer in the same transaction and thus will not be able to work with you as a client should you choose to purchase a property for which we are also the listing agency. Should this situation arise, you have the right to buyer representation and may choose for us to refer you to another local agency for buyer representation on that property.
